North Dakota‘s Gateway to Science opened a new state-of-the-art location in 2023. Their mission: “To inspire the discovery of Science through hands-on experiences.” The exhibits encourage learning through exploration and interaction. You can also book birthday parties, weddings, and other events their. Gateway to Science offers various camps and clubs for grades 1-9. Be sure to check them out today for a fun and educational experience! bove is a quick breakdown of the local real estate market compared to last November. 2023 YTD vs 2022 YTD shows a 4.4% increase in avg sale price and 1.36% increase in median sale price. However, 2023 YTD vs 2022 YTD shows an 18.9% decrease in total homes sold. Interestingly, that same timeframe shows only a 2.5% decrease in home sales between $250,000 and $299,999. bove is a quick breakdown of the local real estate market compared to last October. 2023 YTD vs 2022 YTD shows a 4.11% increase in avg sale price and 0.51% increase in median sale price. While home prices are rising or holding even, home sales overall have slowed compared to 2022 with total home sales down 20% YTD. With that, when homes are listed for sale, they still move relatively quickly with a median days on market of just 3 weeks since inventory is still low. Are you curious what your home is worth? However, 2023 YTD vs 2022 YTD shows a 21.1% decrease in total homes sold. Interestingly, that same timeframe shows only a 0.5% decrease in home sales between $250,000 and $299,999. Here is a quick breakdown of the local real estate market compared to last August. The Dickinson area has not really seen home values depreciate despite the higher interest rates. The interest rates have pushed some buyers to the sidelines as they wait for rates to drop. Those waiting for the rate drop may not see their buying power increase. Because, when rates drop, buyers get more active, increasing demand. And when demand goes up... Call me to talk strategy about buying or selling in today‘s market.

Here is a quick breakdown of the local real estate market compared to last July. The Bismarck/Mandan/Lincoln area in July 2023 had 33% fewer homes sold than July 2022. Despite the decrease in number of homes sold, buyers actually have less inventory to choose from compared to last year. With that, the median days on market has still been less than one week. You can see the numbers above. And I briefly compared them to last year and what they could mean moving forward. But, what is actually happening in our Bismarck/Mandan/Lincoln housing market? Let's break it down using numbers from our local MLS. A "balanced" housing market is considered to have 5-6 months of inventory. We currently have less than 2 months of inventory. Additionally, sellers, on average, are selling for about 97% of original list price with a median days on market under 2 weeks. Houses are selling quickly and for top dollar. In fact, we are seeing multiple offers in some cases. How to prepare as a buyer? It is HIGHLY encouraged you meet with a lender and get pre-approved. It is easy to do, free, and puts you in a significantly better position to purchase the home you are looking for. Call me for more details. How to prepare as a seller? CALL ME. We can sit down for a complimentary consultation and we can walk through a plan to help net you top dollar on a timeline that works for you. Here is a snapshot of the local market. These numbers compare April 2022 to April 2023. As you can see, fairly similar numbers in average sale price and days on market. Sales were slightly down and a few more homes are on the market than last year. This means more options for buyers. Inventory is still low, which is good for sellers. Interest rates have started to settle into the 6% range which is still lower than the long term average. All this points towards what should be an active market in the coming months. Country House Deli began in 1976. CHD is a great lunch place that features sandwiches, soups, and salads. This local restaurant is well-known for it's Beer Cheese soup. Country House Deli has been consistently rated one of Bismarck's Best and has earned numerous Bismarck Tribune Best of the Best Deli Awards.
